Vaneauneuf.fr: our new property platform

Launched in 2019, vaneauneuf.fr proposes over 700 new developments all over France, a large majority eligible for various tax benefits such as the PINEL scheme. Via the search engine or on our interactive map, you can discover the real estate projects proposed, their characteristics and the lots available. 

The PINEL scheme

The "Loi Pinel" is a tax incentive scheme encouraging rental investment in metropolitan France, accessible for all those paying tax in France, whether French or foreign. They enable tax-payers to benefit from a tax reduction that can attain 63,000 € (up to a maximum of 6,000 € per year). To take advantage of this tax benefit, investors must acquire new living accommodation "en VEFA" (sale of a property prior to its completion) and rent it out for a period of at least 6 years as the tenant's main residence. The tax benefit granted will depend on how long the property is leased: 6 years = a reduction of 12 % of the property's cost price, 9 years = reduction of 18 % of the cost price, 12 years = reduction of 21 % of the cost price. The Pinel scheme also allows for a property to be "Vaneau Neuf" our 100% new property department leased to an ascendant or descendant, which was not the case under previous schemes. It should be noted that the Pinel scheme is limited to large cities with rental markets that are very stretched.

Invest before 31 December, 2022

On the strength of its success among tax-payers and its postive impact on the French economy, now seeing an upswing, the Pinel scheme has been prolonged in its present form until 31 December, 2022. After that date, its tax benefits will be reduced significantly, and the scheme will disappear completely in 2024. Within a context in which interest rates are still very low, investing in real estate while reducing one's taxes thus seems particularly appealing. The upcoming problem will consist of lower availabilities of new properties. In fact, over the past year, many projects have been postponed or quite simply cancelled. And this state of affairs will make itself increasingly felt over the coming months. Developers' stocks of living accommodation are at their lowest and may well not be replenished by the end of the year.
